  Fee for service menu.

  pkf Realty: List on the Multiple Service of Northern Illinois. Exposure on realtor.com, pkf realty websites. Yard/Window signage, use of escrow account for earnest money, presentation of all offers and negotiations.  Sale contracts and necessary seller's disclosures, if requested.

  Cost: 2.5% of sales price to cooperating agent plus $750 fee to pkf Realty. If home is purchased with
  out a cooperating agent, the fee paid to pkf Realty will be $1500.
  Initial fee paid upfront with signing of exclusive right to sell aggreement. Cooperation commission paid at closing from earnest money.

  Additional services available:

  Appraisal: $350   
  Showings: $50 each
  Open Houses: $200, Saturday/Sundays, a normal open house is 2 hours.
  Broker Open houses: $200, Tuesday mornings
  Marketing Material: $100-$200
  Inspection: $250
  Final Walk-through: $100
  Closing: $300

  All of above additional services will be billed on a weekly basis
  
    

  Professional Discount Service:

  pkf Realty: List on the Multiple Listing Service of Northern Illinois and various internet sites (realtor.com, pkfrealty.com, chicagotribune.com), yard sign, contracts, disclosures and negotiations, setting up appointments for showings, host any open houses, escrow account for earnest money, is present for inspections, appraisals, final walk-through and closing.

  Cost: 2.5% of sales price to cooperating broker, 1.5% to pkf Realty. If no cooperating broker, fee to pkf Realty is 2.5 %. Paid at closing from earnest money.

  Seller is responsible for advertising & marketing material.
