Buyer's Guide
Whether you are a first-time buyer or
a seasoned home owner, purchasing real estate is a complex and
major transaction. In most cases, the seller is represented by the
listing agent who is trying to get the most money for the seller.
This is why buyers should have representation working for them.
A buyer's agent is responsible for
protecting the buyer's best interests.
A buyer's agent will:
- Evaluate and balance the needs and wants of
the buyer and locate properties that fit the buyer's criteria.
- Pre-qualify the buyer in determining the
amount the buyer can afford and show homes in that price range.
- Offer access to search the MLS, if needed.
- Personally view properties with buyers.
Many agents are in the habit of making appointments for their
buyers and sending them off on their own. We want you to view any
many properties that fit your criteria. Only then can you the
buyer make an informed decision.
- Research the selected properties to identify
any potential problems and find fair market value of the property.
- Work with the buyer on structuring an
appropriate offer to buy the property.
- Present the offer and negotiate on behalf of
the buyer. Since the agent is working for the buyer, the buyer's
best interest comes first.
- Assist in securing the best financing for
the particular property.
- If needed, provide a vendor list to our
buying clients. This may include home inspectors, attorneys,
movers and tradesmen. (view our

- Through out the entire buying process,
represent the buyer.
Despite the misconception, working with a
buyer's agent is a free service.
Unlike other brokerages, pkf Realty does not
require a written buyer's contract between agent and client.
